About

Henry AI builds deal packages for commercial real estate brokers, taking a rent roll and T12 as inputs and producing an underwriting model, comps, market research, and a pitch deck styled to the firm's brand guidelines. This launch introduces Henry Deal alongside a $16.5M Series A led by FirstMark Capital, with participation from TR Ventures, Susa Ventures, Y Combinator, Storyhouse VC, Coalition VC, Pioneer Fund, and Karman Ventures. The pitch is speed without the outsourced look, letting brokerage and lending teams turn around institutional-quality packages in hours rather than the days or weeks that internal analyst workflows typically require. The company was founded in 2024 by Sammy Greenwall, a former CRE analyst who serves as CEO, and Adam Pratt, CTO, who previously sold his company Halligan to Vector Solutions . Henry came out of Y Combinator and is based in New York City. Henry Deal extends the original deck automation product into a broader workflow covering underwriting math, comparable selection ranked against a firm's own transaction history, and research, with edits propagating through the model and deck when a client changes assumptions. The timing matters because CRE brokerages are under pressure to respond to pitch requests faster while still delivering work that reflects a senior analyst's judgment and a firm's visual identity. By ingesting a brokerage's internal data alongside external sources, Henry aims to sit inside existing production processes rather than replace them, which is the wedge that has reportedly attracted more than 120 brokerages and lenders to the platform so far.

The 'compete on quality and win on speed' framing is doing a lot of heavy lifting in that tweet. Curious what net retention looks like once brokers realize their analyst is faster than the tool.

ok wait, an underwriting tool that also spits out decks? every associate I know just quietly wept into their argus model.

Are we still doing AI copilots for spreadsheets? Wake me up when someone launches a really nice Excel plugin.

The landing page load speed is faster than most CRE deals close. Small detail but tells you a lot about the team.

How big is the team behind Henry Deal? Underwriting + comps + research + decks is like four startups in a trench coat.

Pricing page is suspiciously absent. If you're selling to brokerages, per-seat is going to bleed you, hope there's a per-deal tier hiding somewhere.

Any public API or is this a closed garden? Asking because every CRE team I know already has 4 half-broken internal tools they'd love to plug in.

Been watching this space and Henry has the cleanest positioning of the bunch. Brokers don't want 'AI', they want to stop building the same OM at 11pm on a Sunday.

Reminds me of what my portco Rentflow is doing on the multifamily side, but Henry going after brokerage workflow first is the smarter wedge.

Filing this under 'launches that make my half-built prototype look sad.' Back to Cursor I go.

Deck generation is great but the real unlock is when it auto-drafts the LOI too. Just saying, put it on the roadmap.

Tokenized comps when? Half of CRE data is trapped in PDFs that a broker emailed his cousin in 2017.
